Roof cost estimator

Start with what you're working on.

Homes and commercial buildings get priced differently, so we ask different questions.

What do you need done?

Repairs get looked at, not calculated.

A leak needs eyes on it.

Repair pricing depends on what's under the surface, and a guess does you no favors. Repairs typically start around . Send your info below and we'll come look for free.

What kind of roof do you want?

Pick the closest. We confirm it on the inspection.

What's the property address?

We measure the roof from aerial imagery, so there's nothing for you to look up.

Your roof is bigger than your floor plan. Pitch and overhangs add surface, and we convert that for you.

Know a few more details?

How steep is it?

Stand at the curb. Steeper roofs take longer to work safely.

How many layers come off?

Florida allows two total. A third means everything gets stripped.

What kind of building?

Condo and HOA properties often have pitched roofs, so this changes your options.

What's the building address?

We'll pull the roof area from aerial imagery. Large or multi-building sites are usually better entered by hand.

Penetrations means HVAC curbs, drains, vents, hatches, and skylights. A rough count is fine.

Which system?

If you don't know what's up there, pick what you'd want.

Recover or full tear-off?

Recovering over the existing roof costs less, but code and deck condition don't always allow it.

Add code-compliant insulationUsually required on a full tear-off

Still family. Still local. Still the call your neighbor makes.

36 years of South Florida roofing. Licensed. Insured. Trusted. Most of our clients heard about us from someone we worked with years ago.

Repair or replace?

Here's how to tell the difference.

We'd rather fix your roof than sell you a new one. Most of the time it's obvious which side you're on.

REPAIR IF
  • 1 or 2 missing shingles
  • Small, isolated leak
  • Recent storm hit one area
REPLACE IF
  • Roof is 20+ years old
  • Multiple leaks, different spots
  • Visible sagging or widespread wear

Not sure? We'll come look. Free. No obligation, and we'll tell you honestly which one you need.

Questions we get

The stuff people ask before they call.

How do you measure my roof from an address?

We use aerial and satellite imagery to pull the actual roof surface area, including slope, plus the pitch and how many sections it has. It's the same imagery behind Google Maps. You'll see exactly what we found and you can correct it if it looks wrong.

Why is the range so wide?

Because we haven't been on your roof yet. The biggest unknown is the wood decking underneath, and nobody can price that before the old roof comes off. Entering your address instead of guessing at square footage tightens the range considerably.

How long does a roof last in South Florida?

Sun, salt air, and hurricane season are hard on a roof. Shingles here often run shorter than the label suggests. Tile and metal generally last longer. Age alone isn't the deciding factor, though. Condition is.

Will my insurance pay for it?

It depends on your policy and whether the damage traces back to a covered event like a storm. We document what we find with photographs and measurements so you have what you need to file. We're roofers, not adjusters, so your carrier makes that call.

Do you pull the permits?

Yes. Broward, Miami-Dade, and Palm Beach each handle roofing permits and inspections a little differently, and we deal with all three regularly.

How long does the job take?

Most single-family homes are a few days of active work once materials are on site. Tile takes longer than shingle. Commercial timelines depend on square footage, staging, and whether the building stays occupied.

Hurricane season doesn't wait for a good time.
